Job Title: Compliance & Licensing Specialist

Type: Independent Contractor (In-Office, Fully Bilingual English–Spanish)

Company: United Mortgage of America, LLC (U.S.-based mortgage company)

Location: San José, Costa Rica – In-Office

Compensation: USD $1,000 per month (USD $12,000 per year)

Schedule: Monday–Friday, 9:00 a.m. – 6:00 p.m. Eastern Time (with 1-hour lunch from 12:00–1:00 p.m. Eastern)

About United Mortgage of America, LLC

United Mortgage of America, LLC is a growing mortgage company based in the United States. We are expanding our licensing and operations across multiple U.S. states and are building a support team in Costa Rica to help keep the company compliant and organized as we grow.

We are looking for a fully bilingual (English–Spanish) Compliance & Licensing Specialist to work in-office in Costa Rica and support our U.S. operations.

This is a contract position providing services directly to an American company. It is not a Costa Rican employment relationship.

Important – Contract Status & Benefits

This role is as an independent contractor, not an employee under Costa Rican labor law.

  • You will not be hired on a Costa Rican payroll.
  • United Mortgage will not enroll you in Costa Rican Social Security (CCSS).
  • United Mortgage will not make employer contributions to CCSS or pay Costa Rican labor-related charges.
  • There is no aguinaldo (Christmas bonus), no paid holidays, and no paid vacation from the company.
  • You will be responsible for handling your own tax and social security obligations with the Ministerio de Hacienda and any other Costa Rican authorities, as required.
  • You will invoice the company monthly for your services.

If you are looking for a traditional local employment position with Costa Rican labor benefits, this role is not that. This is a professional services contract directly with a U.S. company.

Position Overview

You will focus on two main areas:

  • Compliance & Licensing Support – helping the company stay compliant with U.S. mortgage and state banking requirements.
  • Onboarding & Operational Support – helping organize documentation, checklists, and systems for new branches and loan originators, including basic loan file setup (not full loan processing).

You will work closely with our U.S.-based team to support licensing, NMLS tasks, state reports, expansion into new states, and organized onboarding for new team members and branches.

Key ResponsibilitiesCompliance & Licensing

  • Assist with NMLS (Nationwide Multistate Licensing System) tasks, updates, and maintenance.
  • Support the preparation, organization, and submission of state banking and regulatory reports, including required mortgage call reports and similar filings.
  • Track and maintain state licenses, renewals, deadlines, and compliance calendars.
  • Help with expanding licenses into new U.S. states, including completing online applications, uploading documentation, and tracking status.
  • Maintain organized digital records of licenses, policies, procedures, and regulatory correspondence.
  • Support management in implementing and following internal compliance procedures and checklists.

Onboarding & Operational Support

  • Assist with onboarding checklists for new branches and new loan originators (LOs).
  • Collect, review, and organize required documentation such as licenses, IDs, contracts, and compliance forms.
  • Keep onboarding, licensing, and compliance trackers/spreadsheets updated and accurate.
  • Coordinate internal communication to ensure all onboarding steps are completed on time.
  • Set up and organize basic loan files in the loan origination system as part of the onboarding and operational process (no direct borrower sales role and not a full loan processing position).
  • Help identify gaps or missing items in documentation and notify the appropriate team members.

Requirements

  • Based in Costa Rica and able to work in-office (this is not a remote position).
  • Fully bilingual in English and Spanish (spoken and written). You will work daily with U.S. documents and communication in English, and also interact in Spanish locally.
  • Bachelor's degree in Law, Business Administration, Finance, International Business, or a related field (a Law or International Business degree is a plus).
  • Experience in compliance, legal, banking, or financial services is strongly preferred.
  • Strong attention to detail and comfort working with regulations, forms, documentation, and deadlines.
  • Solid computer skills, including Excel or Google Sheets, and the ability to learn new systems.
  • Ability to work the full schedule: Monday–Friday, 9:00 a.m. – 6:00 p.m. Eastern Time with a 1-hour lunch break.

Contract & Compensation

  • Type: Independent contractor (service contract), working directly with a U.S. company.
  • Compensation: USD $1,000 per month (USD $12,000 per year), paid in U.S. dollars.
  • Hours: 40 hours per week, in-office.
  • Benefits: No Costa Rican employment benefits (no CCSS enrollment by the company, no aguinaldo, no paid holidays, no vacation pay).
  • Contractor is responsible for invoicing monthly and handling all tax and social security matters with the Ministerio de Hacienda and other Costa Rican authorities.
