The team is responsible for risk management, internal audit, supplier revenue, tax, insurance and investor relations, finance operations, corporate financial planning and analysis, strategy and business insights and procurement and facilities.

**Position overview**

Oversight on Real Estate strategy, processes and project management across LATAM operations. Responsibilities including lease administration, liaison with the business to understand requirements and providing support to the Sen Director REFM with definition of strategic planning.

Serve as site leader for Costa Rican operation, manage and own end-to-end-Real Estate & Facilities functions, including but not limited to general facilities services, health and safety and physical security.

Manage team of facilities coordinators based across LATAM to closely control service delivery and spend across 8 locations.

**Position Description**
- **Project management**: lead variety of real estate and facilities cost saving and growth initiatives across the LATAM region.
- **Real Estate**: owns tasks related to lease management, space management, occupancy planning, specific projects and government permits. Continuous improvement of operating model across the region and identification of possible future initiatives to improve financial efficiency.
- **Facilities**: support by coordinating and owning tasks related building maintenance, AC/HVAC system, Fire and Suppressor, Utilities, UPS/generators, and business continuity. This includes work orders systems, safety guidelines and other guidelines by the business.
- **Site Services**: support by coordinating and owning tasks related physical assets (including management of free trade zone government guidelines), procurement & sourcing of local services (including vendor management, invoicing, purchase order, contracts performance) and other services required for the site operation.
- **Employee Experience**:support by coordinating wellness initiatives, employee experience programs and other as required.
- **Asset management**:specific experience relating to managing facilities assets within the Costa Rican free trade zone will be required

**Responsibilities**
- Execute company local real estate strategy, processes and initiatives related to facilities management and site services in CWT Costa Rica. Establish appropriate service levels and ensures service delivery. Manage approved facility plans ensuring the plan details are adhered to and carried out within the approved budget and to company standards.
- Oversee move management/space planning function according to site master plan
- Oversee the selection of contract service, vendor negotiation of service agreements and monitor performance by creating SLAs. Create and manage business partnerships with vendors. Oversee and manage facility operations through 3rd party vendor relationships. Run sourcing and appropriate RFP process with vendors. Ensure contracted facility services are carried out in a consistent within CWT’s policies and guidelines.
- Supervise on-site facility management staff to ensure effective implementation of services in accordance with contractual, performance and quality expectations of CWT. Provide performance feedback and recommendations to the service providers.
- Develop budgets, financial reports, contracts, expenditures and review of purchase orders related to the facility as directed; formulate and implement operating and capital budgets for the facility.
- Provide vendors with purchase orders and update approvals for payment; review and approve all facilities related invoices.
- Oversee the execution of the site-wide employee engagement strategy
- Interface with owners of leased facilities and maintain relationships with such owners. Serve as liaison between CWT Global Real Estate leadership/associates and property management companies and/or building owners.
- Communicate between CWT associates and on-site facility services providers regarding facility needs/concerns and coordinating appropriate response and/or action. Facilitate and partner with local CWT leaders to achieve short and long term spacing planning strategies to include space management, plan
