Job Overview
At Johnson Controls, we are seeking a highly skilled Construction Project Assurance Specialist to oversee the planning and execution of multiple construction projects. As a key member of our project team, you will be responsible for ensuring that quality procedures are followed closely and proper controls are in place.
Key Responsibilities
- Work closely with the project manager to coordinate the proper execution of projects.
- Ensure quality assurance and quality control for electrical and mechanical systems.
- Conduct daily field inspection walks to monitor project progress.
- Review IFC drawings, red lines, as-built documents, RFIs, submittals, change orders, and project schedules.
- Provide photographic reports with identified situations.
- Offer possible solutions to identified issues.
- Act as an active witness during QA/QC activities carried out by the GC and its subcontractors.
- Adhere to construction environmental, health, and safety (EHS) requirements, especially when working in clean room production environments.
- Establish relationships with architectural/engineering (AE), general contractor (GC), 3rd-party QA/QC, and project stakeholders to enhance project execution.
- Understand technical electrical and mechanical concepts associated with defined projects and align them with architectural and civil requirements.
- Identify opportunities to improve quality, schedule, value engineering, and cost reduction efforts.
- Attend regular project-related meetings/site inspections with project team members and contractors.
- Perform system acceptance for newly installed equipment.
- Collaborate with project engineers, contractors, and engineers on project design and closeout documentation.
- Supervise and follow the working progress against the project schedule.
- Analyze costs vs. project budget.
- Participate in technical validation of vendors' and subcontractors' offers.
Qualifications and Skills
- Bachelor's degree in Electromechanical, Electrical, Mechanical, or Maintenance Engineering with a minimum of 3 years of relevant experience (preferably in project management).
- Project Management Professional (PMP) certification and strong working knowledge of Microsoft Office.
- Self-starter with strong ethics, solid organizational skills, attentive to details, and able to multi-task under tight timelines.
- Strong communication skills in verbal and written English.
- Good analytical and problem-solving skills, creative, innovative, and cost-conscious with a result-oriented mindset.
- Strong interpersonal skills.
Additional Technical Information
Facilities systems available at the premises include compressed air, nitrogen gas, RODI water, PCW water, drainage systems, air conditioning systems, and electrical systems for various voltages.
System tests may vary by facility, but some common tests include phase rotation, torque checks, insulation tests, transformation, static pressure tests, flow tests, verification of suspended ceilings, and verification of dimensions.
